Terms and Conditions

  • Booking
    • Provisional bookings can be made by phone, email or letter.  For the booking to be confirmed a completed booking form will need to be sent back along with the deposit/full payment.
    • The booking form and deposit/full payment must be received within 10 days of the initial reservation date.  Failure to send this or contact us will result in the booking no longer being valid and the cottage will return to being available.
  • Payment
    • Bookings made more than 8 weeks prior to the start date of the holiday:
      A non-refundable deposit of 25% must be sent with the completed booking form to confirm the booking.  Written confirmation will then be sent to you.  The remaining balance must then be paid in full at least 8 weeks before the start of the holiday.  Failure to send the balance payment may be viewed as the booking being cancelled.
    • Bookings less than 8 weeks prior to the start date of the holiday:
      The full payment must be sent with the booking form to confirm the booking.  Written confirmation will then be sent to you.
  • Cancellations
    • Cancellations more than 8 weeks prior to the start date of the holiday:
      In the event that you should have to cancel your booking, the deposit is non-refundable but we will do our best to offer an alternative date, if available.  If we are unable to re-let the cottage you may be liable to pay the remaining balance of the holiday.  We strongly advise that you take out travel insurance which includes cancellation cover.
    • Cancellations less than 8 weeks before the start date of the holiday:
      In the event that you should have to cancel your booking, the full payment is non-refundable but we will do our best to offer an alternative date, if available.  We strongly advise that you take out travel insurance which includes cancellation cover.  If for any reason beyond our control and the cottage is not available on the date booked, all advance payments will be refunded in full.  No further liability will be accepted.
  • General
    • All weekly bookings run from Friday to Friday.
    • Arrival time is between 3-6pm.  If you would like to arrive outside of these times, please let us know when booking and we will do our best to accommodate you.
    • The cottage must be vacated by 10am on the day of departure.
    • Guests will be issued with 2 sets of keys to the cottage on arrival and must return both sets on the day of departure.  Failure to do so will incur the cost of replacement.
  • Prices
    • All prices include electricity, gas, linen, towels, Wi-Fi and welcome hamper.
    • Excessive use of electricity or gas may incur an additional charge on departure.
  • Cleanliness
    • Guests are responsible for keeping and leaving the cottage in the same repair and condition as at the start of the holiday.
    • It is expected that the cottage will be left clean and tidy (reasonable wear and tear expected).
    • Guests will be charged for any additional cleaning required.
  • Damage and Breakages
    • All breakages and damage must be reported as soon as possible.  We aim to repair or replace any faulty equipment as soon as possible.  However, no claims can be made in respect of equipment, which may remain faulty for reasons beyond our control.
  • Accessibility
    • The cottage dates back to the 16th Century and it still retains many original features.  Accessibility restrictions may make it unsuitable for some guests.  Please ask for further details if required.
  • Smoking/Fire
    • In the interests of safety we have a 'No Smoking' policy within the cottage.
    • The use of candles or fireworks is not permitted.
  • Liability and Loss of Visitor Property
    • We cannot accept liability for injury or loss of life to any person within the premises.
    • We cannot accept liability for loss or damage to any property or vehicle brought onto the premises.  We recommend that guests take out their own private insurance as required.
  • Maximum Occupancy
    • Only the persons stated on the booking form are permitted to stay overnight.
  • Owner/Representative access to the cottage
    • If for any reason we need to enter the cottage during your stay, we will aim to give guests 24 hours notice.
    • In emergency circumstances immediate access must be given at all times.
    • We reserve the right to enter the cottage without notice, to withdraw any persons behaving in a manner detrimental to the property or comfort of the surrounding area.
  • Pets
    • Guests are requested not bring pets onto the premises.
  • Complaints
    • Every reasonable care is taken to ensure that the cottage is well presented.  Should guests find that on arrival there is a problem, or cause for complaint, they should immediately contact the representative.  Reasonable steps will then be taken to assist where possible.
